A MLS for Investors – Investor Loft

I recently signed up with a new real estate listing site called Investor Loft. The website is a multi listing service (MLS) for real estate investors. Unlike the traditional MLS which lists all the properties for sale in an area, Investor Loft only lists investment grade property.
Most investment properties are sourced from the MLS and analyzed by an automated valuation model (AVM). The AVM uses search criteria like foreclosure, lender owned or days on market to identify potential deals and then runs each identified property through a financial analysis program to determine discount, cash flow and cap rate.
Investor Loft uses a variety of third party data providers, like Zillow, Cyberhomes and HUD to determine fair market value and fair rent value.
Real estate investors can also list their own properties for sale. This is great for wholesalers and fix and flippers who want to sell their properties to other real estate investors.
